Egypt to Offer Management of New Alamein Downtown Towers to Local and Global Consortia

Cairo — Egypt is preparing to tender the management and operation of the Downtown Towers district in New Alamein City to local and international consortia, as part of a broader strategy to enhance returns on state investments and expand private sector participation, according to government officials cited by Asharq Business.

The planned offering, expected before the end of 2026, covers a flagship cluster of high-rise residential towers forming a central component of New Alamein’s urban development. The district includes five fully finished residential towers, led by an iconic tower rising about 250 metres across 68 floors, alongside four additional towers exceeding 200 metres, with a combined built-up area of approximately 785,000 square metres.

According to officials cited by Asharq, the Ministry of Housing aims to recover project investments estimated at around EGP 37 billion (approximately $700 million) by 2036, reflecting a long-term revenue strategy based on efficient asset management and operational optimization.

The move comes as Egypt accelerates efforts to transform its North Coast into a multi-use economic and tourism hub, targeting sustained growth, population expansion, and job creation under a national development vision extending to 2052. New Alamein City—located about 106 kilometres west of Alexandria and spanning roughly 48,000 feddans—is a central pillar of this strategy.

Officials indicated that participating consortia will be required to demonstrate proven experience in managing large-scale commercial, tourism, and mixed-use developments, alongside strong technical and financial capabilities to operate in line with international standards. The district itself is designed as an integrated urban environment, incorporating tourism facilities, entertainment zones, pedestrian promenades, and smart mobility infrastructure, including electric transport systems.

The tender also aligns with broader government initiatives to strengthen tourism and hospitality capacity along the North Coast, including plans to expand hotel infrastructure and develop complementary projects such as marina and yacht facilities.

Government data and official statements indicate that New Alamein has already attracted visitors from more than 100 nationalities, reflecting growing international interest despite ongoing geopolitical challenges, as highlighted by Egypt’s tourism authorities.
