Madinet Masr has unveiled its most ambitious development to date: Talala, a sprawling EGP 90 billion ($1.8 billion) real estate venture in New Heliopolis City, signaling renewed vibrancy in Egypt’s real estate sector. The development, located on 491.41 feddans adjacent to Greater Cairo, is forecasted to generate EGP 202 billion in sales—more than double its projected investment.
Talala will unfold across two stages, each covering approximately 246 feddans. Phase One will deliver 4,174 fully-finished residential units, including villas, townhouses, S-Villas, and apartments ranging from 35 to 287 sqm, scheduled for delivery within 4.5 years. The development will also include administrative and retail spaces, a clubhouse, and an on-site university—reaffirming Madinet Masr’s long-term commitment to integrated, lifestyle-driven urban communities, as stated by CEO Abdallah Sallam.
This launch arrives amid a broader wave of optimism in Egypt’s property markets. The construction sector, valued at USD 55 billion in 2025, is poised to grow at an annual rate of 8.4%, contributing roughly 14% to GDP. Real estate forms a significant portion of this expansion, with Cairo alone seeing USD 20 billion in investments in 2022.
Analysts at JLL have noted that the sector has withstood economic pressures—such as inflation and currency fluctuations—and is now poised for a rebound buoyed by lower inflation, enhanced foreign direct investment, and improved investor sentiment. Residential and hospitality sectors are expected to lead recovery.
“Talala signals more than just a real estate project—it’s a bet on urban transformation,” says an industry analyst familiar with Egypt’s development landscape. “With structural reforms underway and demand for integrated, high-quality communities rising, Talala could set a new benchmark.
If Talala performs as planned, it may pave the way for further large-scale developments—potentially attracting both domestic and Gulf capital, especially as government “golden license” programs and reforms simplify investment procedures.
